Tenants on Abovyan Street trade residential quiet for immediate access to the central Kentron district and its historic facades.
The corridor was established as the initial street in Yerevan built under a formal urban plan, approved under regional viceroyalty administration. Named after governor Mikhail Astafyev, the route took the popular local name Astafyan after residents altered the official imperial suffix. Soviet authorities later renamed the thoroughfare in honor of the father of modern Armenian literature, securing its place in civic history.
Historic residences lining the avenue housed politicians, celebrities, and notable citizens, leaving a concentration of heritage architecture in the Kentron district. The thoroughfare also shaped municipal transit, carrying early horsecar tracks and the city's inaugural tram line. Living along this spine places residents within immediate walking range of central civic landmarks alongside constant street foot traffic.
