Tenants balancing life near Times Square trade quiet evenings for immediate transit access and the constant human tide spilling out of the Port Authority terminal.
Renzo Piano and the practice Fox & Fowle designed the tower through a joint venture between the newspaper publisher, Forest City Ratner, and ING Real Estate. Interior space functions under split corporate ownership: the publication manages the lower work levels, while Brookfield Properties oversees the upper commercial floors. The skyscraper stands alongside the Chrysler Building on the skyline of Midtown Manhattan.
The site occupies the transit corridor directly opposite the Port Authority Bus Terminal, marking the boundary between Times Square and the Garment District. State agencies previously attempted to build a massive commercial apparel mart on the plot before private development took over. Constructing this headquarters allowed the newspaper to centralize staff previously scattered across multiple Manhattan locations.
