Residents beside Billionaires' Row accept relentless street construction and wind downdrafts from supertall shafts in exchange for walking to any subway trunk line.
The tower stands on Billionaires' Row in Midtown Manhattan, replacing the historic Drake Hotel. Designed by Rafael Viñoly for Harry Macklowe and CIM Group, the slender concrete grid ranks among the tallest residential structures ever constructed. Its development required buying adjacent luxury boutiques and townhouses across the block, creating a tall residential footprint above the busy commercial street corridor.
Assembling the site involved complex disputes with commercial tenants and holdouts who refused buyout terms. These holdout storefronts broke the parcel layout and forced planned department store flagships to relocate to other towers nearby. Financial turbulence and loan defaults halted progress during development, leaving a legacy of costly legal battles before the residential apartments opened to wealthy owners.
