Anyone settling along the corridor quickly learns to do grocery runs along the side streets, avoiding the wall of retail shoppers packing the sidewalks toward Central Park.
The corridor spans Manhattan from Harlem down to Washington Square Park in Greenwich Village. Casimir Goerck surveyed the central common lands away from the rivers into lots and laid out Middle Road, which became this central thoroughfare. His surveys later formed the blueprint for the Manhattan street grid. Today the Midtown stretch functions as a retail spine lined with flagship department stores.
Before private wealth took over the street, the land held communal institutions, hospitals, and cattle pastures. Institutional buildings gave way to grand private estates after the American Civil War, led by the Marble Row residences and the Vanderbilt family mansions. That concentration of prominent residences pulled commercial merchants northward from Madison Square and permanently anchored Midtown retail.
The avenue ranks among the most expensive retail strips in the world, dominated by global luxury fashion flagships, historic department stores, and high-volume electronics storefronts. Physical commerce along the sidewalks continues to shift. Airline booking offices that once dominated the streetfronts disappeared or relocated across Midtown when ticketing moved online, leaving the ground floors entirely to high-end retail.
