Residents in Foggy Bottom navigate a self-contained complex where curved residential tiers, private courtyards, and everyday commerce eliminate the need to step outside for daily errands.
Before development began, the riverside property hosted industrial gas works producing manufactured gas for city lighting and heating. After gas operations ended and the plant came down, the land was acquired by an Italian real estate firm backed by Vatican investors. Rome architect Luigi Moretti designed the complex alongside local partner Milton Fischer, creating a pioneering mixed-use district in the capital.
The distinctive curved concrete facades were engineered using computer calculations to mirror the planned curves of adjacent expressway routes and the neighbouring performing arts center. Architect Boris Timchenko planned the outdoor grounds with tiered fountains and extensive planters that functioned as physical privacy screens between residences. The flowing layout secured river vistas for cooperative apartments.
Conceived as an independent enclave, the complex incorporated cooperative apartments, a hotel, office space, and retail concourses so residents could live without leaving the perimeter. On-site facilities included medical practices, pharmacies, postal services, dining venues, and underground parking. Top-floor duplexes featured private rooftop terraces and fireplaces above extensive electronic perimeter security.
